Permitting Active Adult Community

Located in the Sutton Center Historic District, the proposed Settlers’ Hill development includes 120 age-restricted town homes and a clubhouse with amenities area and guest parking. Approximately two acres of existing farmland will be maintained and harvested for feed corn. A portion of this land will continue to be used annually for historic battle reenactments.

Working with Hawthorne Partners, all local permits were secured, and Sewer Extension Documents prepared. Plans and cost estimates for the proposed water service extension have been closely coordinated with the private utility company and documents submitted to the Town for applications for ARRA funding.

As the Sutton Center Historic District was added to the National and State Registers of Historic Places in 2001, the town home style units will be developed in keeping with the vernacular architecture. Landscaping on the site will be in keeping with the historic context, including windbreaks and hedgerows as found throughout the neighboring farms.
