Residential Affordable Housing: Manchester

On two acres in the center of town, across the street from the commuter rail station traveling along the North Shore into Boston, the local housing authority pursued a smart growth project to provide a mixed-income, mixed-use infill project. Completed under state statute Chapter 40B, this affordable housing development is one of the largest ever for Manchester-by-the-Sea. Site design, permitting, and construction phase services were provided to Affirmative Investments and the Manchester Housing Authority, to create affordable town home style condominiums and a mixed use building. Through the process, neighbor and community concerns were addressed to develop a site plan that would have a positive impact on the two acre parcel. The existing lot, formerly the home of the Horticultural Hall, was primarily vacant and overgrown; it is now a flourishing affordable housing and retail core at the gateway to the village center.
